You have made a wrong comparison.
There is an interest component and a principle repayment.

In your 5178 payment of prime plan, the roughly interest payment is 1875. And in your 4600 Hibor plan, there is a 833 interest. The interest expenses is more than double. It is far more higher than 12%.

However, the lock out period is tricky and the rebate term is also tricky.

It's just a very rough calculation to illustrate that even a small reduction in interest rate have a big impact on monthly expense.

我都係會用hibor plan.
prime plan 俾盡你都係p-3% = 2%

而家hibor plan 1% 都唔洗.. 即係平1%
一路keep住1%息差可慳一半息..
但係工銀好似有頭三年用hibor, 之後去反prime plan. 咁又唔同. 因為hibor 唔會成日都咁低, 今日王冬勝都係度講。

睇你點睇hibor走勢, 其實有cap/ceiling 已經好安全. 留意渣打hibor plan 一hit 到個cap 以後都會要cap. 要switch 就要再俾錢

應該同prime plan 一樣
但hibor 就冇得set定額供款, 只可以set年期, 如果你set年愈短,每月供款就愈多,不過就還少o的息, 但每月個amount就多o的. 出面o的經紀之前話供平過租, 其實佢地係用最長的還款年期計==俾多o的息!!!

2~如果你set年愈短,每月供款就愈多,不過就還少o的息, 但每月個amount就多o的.
例如20 年 /25 年咁?

但我問過人.佢地話用hibor 每月供既本金比利息多
例如:用hibor供25年,每月當還5000咁計
就3500 供本金 1500 供息
但用p供25年,每月當還5000咁計
就可能2500 /2000 供本金 2500 / 3000 供息.....係咪咁ga?

渣打的plan有加手續費,同佢間銀行業績賺大錢,即是對客仔offer唔好,間這間吧!
恆生 hibor+1%,cap 細p-2.5,回贈0.2%,罰息1年0.2%
中銀 hibor+0.8%,cap 細p-2.5,回贈0.5%,罰息3年3%,2%1%,
我依家都唔知間邊間好??
